|Available Now Homes|
|Some of our homes are available to people who may not otherwise be eligible. These are indicated by an orange banner above the photograph with the words 'Available Now'. These homes will be allocated on a first come first served basis
For these homes, we may relax some of our eligibility requirements such as .Local Connection. Normal rules regarding behaviour and tenancy history will still apply.|
|From 1st April 2014 when you are offered a tenancy, you will be required to pay 2 weeks rent in advance of signing for the tenancy, This is regardless of whether you are entitled to Housing Benefit.
The actual amount you need to pay will depend on the property offered. You can get an idea of the rent level when you bid for a property,
You need to be ready to make the payment and it may be in your interest to begin to save towards that payment now in readiness. If you don't already have a bank account you may wish to approach the Credit Union to open a savings account. You can contact the Credit Union on 0161 342 3266.
When we send you the letter confirming the offer of a tenancy you must make the payment and you must bring your receipt to your sign up appointment.
If you would like some advice about preparing to rent your home and the likely cost, please contact t he Pre Tenancy Support Team on 0161 331 2000 who will be happy to speak with you.|
|Sheltered housing schemes|
|We have a number of sheltered housing schemes across the Tameside area. These are groups of homes designed for mature people to live independantly with minimal support. There are usually some shsred facilities such as a lounge or common room where social activities may be held. We would not normally offer sheltered housing to anyone aged under 55.|
|Flats and bungalows advertised as preference to customers aged 55+|
|Some of our homes are within communities of more mature residents. Where these are advertised as preference to customers aged 55+, we will first consider applications from people of this age group. Should there be no suitable applicants, we may consider people agedof 50+ for bungalows or 40+ for flats. We would not normally consider applications from anyone younger than this for these homes.|
|Some homes are advertised as offering preference to customers who make a Community Contribution. This may be working, volunteering, work based training, registered carers or foster carers and members of the armed forces..|
|Preference to General Scheme Members/ Preference to New Charter tenants|
|Property adverts indicate which rehousing list (General applications or Transfers) we will consider first.
If one of these homes is advertised with preference to a differentlist to the one you are registered on, you may still apply, but should be aware that your application will only be considered AFTER those from people on the advertised preference list.|
|Some of the property photographs include a Red Star. This indicates that the rent on this home has been calculated as an Affordable Rent. Affordable Rents are set at 80 per cent of the market rent for a similar home in the same area.|
|Refusing an offer|
|Within each property advert we provide as much information as we can about the home and its location (including a postcode link to Google Maps). We intend you to use this information to help you decide whether this is the right home for you BEFORE you place a bid.
If you are made the offer of one of the homes you have bid on and refuse it without good reason, the following penaltieswill be applied to your application:
1st Refusal - Your application will be suspended for 3 months
2nd Refusal -Your application will be suspended for 6 months
3rd Refusal - Your application will be cancelled. No further application will be accepted during a 12 month period.
Please talk to your Relets Officer at the earliest opportunity before refusing an offer.
|The photographs we include in the advert are for illustration only and may be of a property which is of a similar type to that available rather than the actual address. Where we include internal images these are examples of the types fixtures and fittings we may provide.|
|Assured shorthold periodic tenancies (starter) will normally be offered to customers who are not already New Charter tenants. Subject to the satisfactory completion of the "starter" period they will convert to Assured Periodic tenancies. Transferring New Charter tenants will not normally be required to complete a starter period once they are rehoused.|
|Photo Voltaic (solar panels)|
|Some of our homes benefit from the provision of PV panels. Where these have been fitted, the new tenant will be required to enter into an agreement with the supplier.|
